16428 88th Ave Surrey B.C

This modern contemporary home in Fleetwood was built ahead of the standard. Strategically designed to BC Energy Step Code 4 and beyond—performance levels that only became common requirements in 2025–2026.

It is a custom house first:
Eight bedrooms, seven bathrooms, and a clear, contemporary plan. It is also a working example of high-efficiency construction.

A large home on an urban lot:
Fleetwood is a established Surrey neighbourhood with schools, parks, and direct access to Fraser Highway and the wider region.

The house uses a 10,000-square-foot lot with care:
A 6,000-square-foot plan without wasting the site. The result is a full family home that still sits in a walkable, connected part of the city that generates almost $5000 per month in rental income from just the legal suites below.

Performance that lasts:
The envelope is the point. Triple-glazed low-E windows, above-code insulation, and a high-efficiency heat pump were specified when most custom homes were still built to a lower bar. The house is quieter, more even in temperature, and less expensive to run. Sustainability here is not a finish palette. It is less energy wasted, fewer systems fighting the climate, and a structure that will not need to be rebuilt to meet tomorrow’s code.

Craft inside the plan:
Premium tile, clean drop ceilings, and LED lighting run through the house. The extras are practical: spaces that work every day, not only on a tour. The architecture is modern but contemporary—simple volumes, strong daylight, and finishes chosen to hold up.

Spectralux builds across scales:
Custom homes like this one, renovations, land, and rental projects in smaller cities as well as Metro Vancouver. This Fleetwood house is the custom standard we hold. The same discipline—efficiency, durability, and a building that belongs on its lot—is what we take to every site.
